Typical Process End to End:

  • 2 hour consultation with you and your realtor on what to adjust in order to appeal to the target buyer and show off the home’s best features through a cohesive home. This includes a review of existing furniture, art, and lighting and, if applicable, key life needs for the homeowner while the house is on the market. (Many people continue to live in their home while they sell it. We can create a plan to allow you to stage the home while keeping it kid-friendly, pet-friendly, entertainment-ready, etc)

  • Creation of a detailed plan and mocks for homeowner and realtor including:

  • Selection of items to be stored and/or moved.

  • Detailed plan, including timeline, to create a unique and irresistible experience for potential buyers.

  • 3 months rental of furniture, art, lighting needed to add onto current furniture in occupied home

  • Installation work for wallpaper and art

  • Up to 3 light fixture change outs

  • ~8 hours of in-home prep, and finalization work

  • Project management for any large cosmetic changes that require external contractors (ex: painting cabinets, changing counters, electrical work for installing light fixtures)

Sellers have historically been told that their home should be a “blank canvas” for potential buyers. It should be “sanitized” of unique elements, colors, or layers. This has created an industry of drab white/gray interiors with scant furniture. But, empty spaces don’t sell high-end homes. Beautiful, luxurious interiors do.

This insight guides our approach. We go beyond furniture to create the perfect staging by using your furniture and adding a number of key pieces to make your home deeply memorable to potential buyers.

  • Increased sales price: Staged homes sell for an average of 10-20% more than homes that are not staged.

  • More showings: Staged homes attract more showings, which gives you a better chance of finding a buyer.

When staging homes, we create a visual journey through the space with a cohesive narrative and flow. We think about three key things:

  • Cohesion. Am I seeing colors or other elements carried through the house as I flip through photos or walk through the space?

  • Inspiration. Does this space inspire someone to want to move in tomorrow?

  • Sfumato. Does this space feel beautiful, inviting, and luxurious? Does it have textures and layers without being too much?
